Job Summary
This classification is primarily responsible for performing tasks in the following areas: Property Management; Space Planning; Research and Analysis; and Staff Oversight/Administration. This is the advanced journey, highly specialized and/or lead level within this series, responsible for the most complex assignments. Some positions may perform full supervisory duties but do not do so for a preponderance of time. Work mainly involves the gathering and interpretation of data dealing with complex problems and unexpected situations, including making recommendations.
Supervision
Supervision Received: This class works under direction, wherein the employee receives general instructions regarding the scope and approach to projects or assignments, but procedures and techniques are left to the discretion of the employee.
Supervision Exercised: This class may provide direct and/or indirect supervision to lower level personnel; however, this supervisory responsibility is not the primary purpose of the class.

Essential Functions
A. Property Management
Duties may include:
Develop and implement policies, procedures, and programs to increase income, reduce operating costs and enhance property values. Use sound asset management principles. Oversee and review collection and maintenance of income data for the District’s real property asset base. Prepare and make presentations to executive management and the Board regarding property management issues. Act as project manager for internal relocations; develop and implement effective systems to minimize internal relocation issues and disruptions. Adhere and support the goals, objectives, and mission of the District. Other duties as assigned.
B. Space Planning
Duties may include:
Conduct space planning utilization needs analyses. Coordinate with various departments regarding their space planning needs. Prepare and make presentations to executive management and the Board regarding space planning issues. Other duties as assigned.
C. Research and Analysis
Duties may include:
Conduct analyses, market research, and benchmarks various issues regarding property management, including best use of District properties. Other duties as assigned.
D. Staff Oversight/Administration
Duties may include:
Establish and maintain an effective system of communication with internal staff, external agencies, and the general public. Attend business meetings and collaborate with colleagues to develop “best practices” policies and procedures. Identify and resolve issues to help create a flexible and efficient organization. Other duties as assigned.

Minimum Qualifications — Any combination of education and experience that would likely provide the required knowledge and abilities is qualifying. A typical way to obtain the knowledge and abilities would be:
Required Prior Experience:
Four years of comparable work experience in real estate property management and/or space planning.
Required Prior Education:
A Bachelor’s Degree in Business Administration or a closely related field. Six years of additional qualifying experience may substitute for the required education.
